Sports Court Property Valuation

use of the space and feel a sense of connection to

the home.

Appeal

A residential sports court such as basketball, tennis,

pickleball or a combination multi-sport court is an

attractive feature in a competitive real estate market

especially for active buyers and those with children.

Increased Value

The sports facility amenity theory looks at the correlation between property values and proximity to sports venues, parks, and courts. Home values increase when sports facilities are constructed nearby due to their perceived value. The theory assumes that people are increasingly looking for properties that promote physical well-being. Access to nearby sport courts encourages an active lifestyle, which has been linked to stress reduction, improved fitness, and overall mental well being. With the availability of the Multi Listing Services electronic database (MLS) in the late early 2000s, researchers were given access to valuable data on actual sales values versus assessed values that support this theory.

Perceived Luxury

A property with a well-designed and installed outdoor sport court signals high living and luxury. It has a better chance of attracting affluent buyers than a property without a sports feature. It’s become standard for upscale homes to have a sports amenity and the absence of one may prevent certain buyers from even considering an otherwise great match.

Privacy

A well executed home court allows users to experience the benefits of a professionally built recreation area from the privacy of their own backyard. While the pandemic closures are long gone, the momentum started during that time for residential sport courts has continued. The ability to play a quick pickup game after work or host the children’s friends for a day of fun during summer break from the privacy of their backyard has grown tremendously in value.

Public Court Availability

Residential sport courts provide an alternative to long drives to public courts in rural areas or those built far away from public facilities. Many new developers are purposely keeping housing away from public and commercial sports facilities due to noise complaints from residents in close proximity. Living next to a public basketball or pickleball court may seem great until the incessant bouncing of balls makes it unbearable. A backyard sport court can be designed to decrease noise to neighboring properties and due to significantly less volume of play, noise complaints are rare.

Elevated Experience Adding a sports court to a residential property can elevate its value by enhancing curb appeal, encouraging a healthy lifestyle, and making the home stand out in a competitive real estate market. The addition of a home court can enhance both the functionality and aesthetic value of the property, making it more attractive to potential buyers and increasing its overall resale potential.
